The Grounds - Hobsonville Point, New Zealand

The development is made up of four buildings, each three storeys high and located at Hobsonville Point in Auckland’s North West.

The revolutionary design of these one and two bedroom apartments incorporates state of the art mass timber and offsite construction methods .

The structural components include cross laminated timber (CLT) panels and engineered timber posts and beams, which were prefabricated at the Tallwood factory minimising construction time on site.

This methodology delivers high quality and performance at an affordable price point. Timber is also a key part of the exterior façade, providing a softened aesthetic along with solar and privacy screening.

Abodo’s Vulcan Screening was chosen for the vertical fins due to its inherent stability and excellent weathering characteristics. Able to clear span over 2.5 metres, the Vulcan Screening can be relied upon to stay straight, protecting the integrity of the design. All timber screening was factory pre-finished with Sioo:x Natural Wood Coating by Abodo, further reducing time required by on-site trades.

Abodo's locally sourced Forest Stewardship Council® (FSC®) certified timber, with no added treatment chemicals, was attractive to this eco-conscious development.

The screening was finger jointed in selected lengths to minimise waste form off-cuts.

Abodo’s Sand Decking was chosen due to its high durability, consistency and low maintenance Protector - Pearl finish.

The finishes on both timbers will allow the timber to weather off gracefully offering low maintenance to the building owners.
